The following is a brief description that provides you with some guidance when you are choosing a flat roof for your home or building.
Flat Roof Solutions For Residential And Commercial Applications
There is a long history involving built-up roofing (BUR). The “old-school” style of flat roof involves asphalt-based roofing tar and roofing felt (or tar paper) being applied, and in multiple layers quite often. A reflective coating or top gravel layer is needed to improve durability and reduce the heat gain. Usually, repair and maintenance work calls for the application of additional coating and felt layers. Over time, that adds to the roof’s weight and increases the expense and mess of the roof’s eventual removal. Although BUR is an economical option still, it is unable to compete with some of today’s flat roofing materials when it comes to durability, lightweight, and low maintenance.
Modified bitumen works quite well on small-scale commercial and residential flat roofs. Modified bitumen roofing comes in 3-foot wide rolls and is easy to apply and handle. You basically rout the material out so that the seams are overlapping. Seams may be sealed using a special adhesive or fused using a torch. The roof surface is given a reflective coating for reduced heat absorption and durability.
There is a proven track record behind EPDM roofing. Despite the exotic chemical-sounding derivation, EPDM (ethylene propylene diene monomer) has both the feel and look of an ordinary rubber inner tube. It is available in large rolls and suited well for applying over any type of large flat roof, as long as the substrate is uniform and clean. This flexible rubber material gets glued to the substrate of the roof and next to EPDM sections (it is also possible to install it using mechanical fasteners. EPDM roofs can last easily for 20 years with only minimal maintenance. However, a huge amount of heat is absorbed by the dark tone of this material. In order to reduce cooling costs and prolong this single-ply roof’s life, it is essential to have a reflective top coating. Or you can pay extra money to have an EPDM membrane that has a white top layer.
PVC roofing provides high performance at a premium price. It is a single-ply roofing material that is made out of polyvinyl chloride, which is the same type of high-performance plastic that is used in many plumbing pipes. PVC, like EPDM, is used most frequently on large commercial roofing projects. A specialized heating gun is used to weld together the seams that are in between the PVC sheets. It results in a membrane that is impermeable to any moisture and provides excellent durability as well. Since the natural color of PVC roofing is white, it offers great heat-reflective qualities with no extra treatment or coating needed.
TPO roofing is an affordable, light single-ply roofing material. TPO stands for thermo-plastic olephine which is this fabric-like roofing material’s chemical composition. TPO is a new kind of roofing technology that is being refined still by various manufacturers. The material is available in rolls of various sizes, which makes it well-suited for a wide variety of different flat roof projects. It may be installed using heat welding, mechanical fasteners or adhesives. Like PVC and EPDM roofing, a uniform and clean substrate are required by TPO; it cannot be directly installed over an existing roofing material. Usually, TPO is less expensive than PVC or EPDM, however, it doesn’t shave the same proven performance and track record.
SPF (Spray polyurethane foam) combines insulation, flashing and roofing. Rather than tearing an old flat roof off, SPF technology allows a continuous high-density foam layer to be sprayed by the contractor to bridge gaps, seal leaks and form a barrier that is waterproof -even around vent stacks and other roof penetrations. As an added bonus, there is good insulation value provided by the cured foam layer, which helps to reduce cooling and heating costs. Building owners who would like to avoid the expense, disruption and messing of tearing an old flat roof off frequently find that their best option is to use SPF roofing. After it has been cured, the foam gets coated with a sealant to protect it against ultraviolet degradation.
